MEP Site Inspection UAE: How to Prepare & Get an Accurate Quotation

Before any MEP work begins, a site inspection is what turns a general idea into an actual, workable scope. A proper inspection lets the contractor price accurately — and avoids the headaches that come from pricing a job on incomplete information.

Why the inspection matters

A site visit confirms what is actually possible on the ground and flags what information is still missing before pricing even starts. It's also the foundation of an accurate MEP BOQ — without a proper inspection, any bill of quantities is largely guesswork.

Electrical checks on site

Electrical items typically checked include DB and SMDB condition, spare capacity, connected load, cable routes, lighting points, sockets, isolators, emergency lighting, earthing, labeling, and equipment power requirements. If your project requires a DEWA approval, this information feeds directly into the submission.

HVAC and ventilation checks

This covers cooling complaints, AC unit condition, ducting, diffuser placement, thermostat position, drain line routing, fresh air supply, exhaust needs, and maintenance ease. Read our HVAC Services Dubai guide for a detailed look at what a proper HVAC scope covers.

Plumbing checks

This means reviewing water supply, floor traps, pipe routes, valves, pumps, sanitary fixtures, water heaters, any leakage history, pressure requirements, and repair access. Our plumbing services page outlines the full range of works covered.

ELV, CCTV, and network checks

The inspection should pin down camera positions, NVR or DVR location, network rack placement, data points, WiFi access points, intercom, and access-controlled doors. Our CCTV & ELV Installation guide explains what to plan for before these systems go in.

What to have ready before the inspection

  • Project location, emirate, and site access details
  • Property type
  • Drawings, layout, or even a marked sketch
  • Existing photos of DBs, AC units, ceilings, and pipe routes
  • Equipment list with electrical load details
  • CCTV, ELV, network, WiFi, access control, or intercom requirements
  • Any landlord, consultant, DEWA, or authority-related notes
  • Target completion date and handover expectations

The current condition of electrical, HVAC, plumbing, ELV & CCTV, and related building services.
Not necessarily — clear photos, videos, layout details, an equipment list, and basic site access info can still give the team enough to understand the scope.
